Waterline Replacement – Phase 2 Progress Update (August 2025)

The Rayford Road Municipal Utility District (MUD) is making significant progress on phase 2 of the waterline replacement project. As of today, August 5, 2025, construction continues on Pincher Creek Dr and Nanton Dr.

Upcoming Construction Areas

Once the work on Pincher Creek and Nanton is complete, the project will transition to the following areas:

  • Granum Drive
  • Mercoal Drive
  • Medway Drive
  • Falher Drive

Specific Work Addresses

The waterline replacement will directly affect the following addresses within the work area:

  • 30103-30115 Granum Drive
  • 1602-1715 Mercoal Drive
  • 30103-30122 Falher Drive
  • 1602-1735 Medway Drive

Residents in these areas can expect temporary construction-related impacts, including noise, road closures, and potential interruptions to water service. The MUD will strive to minimize inconveniences and provide advance notice of any service disruptions.

Upcoming Construction on Imperial Oaks Boulevard

Construction within the Imperial Oaks Boulevard, from Rayford Road to Haven House Drive, is anticipated to begin December 9th. The staging area for the equipment will be at the dead-end of Sekola Lane and Glenboro Drive.

Notice of Public Hearing on Tax Rate – September 9, 2024

The Rayford Road Municipal Utility District (MUD) has issued a Notice of Public Hearing on a Proposed Tax Rate for the tax year 2024. The hearing is scheduled for September 9, 2024, at 6:30 PM at 25003 Pitkin Road, Suite D600, Spring, TX 77386.

  • Proposed Tax Rate: The proposed tax rate remains the same as the previous year at $0.4140 per $100 of value.
  • Impact on Average Residence: The average residence homestead appraised value has increased from $289,388 last year to $310,406 this year. As a result, taxes on the average residence homestead are expected to increase from $1,078.26 to $1,156.58, which is an annual increase of $78.32 (7.26%).
  • Taxpayer Rights: If the proposed tax rate leads to an increase of more than 8% in taxes on the average residence homestead, voters may petition for an election to reduce the tax rate.

The Rayford Road MUD will hold a public hearing on a proposed tax rate for the tax year 2023 on September 11, 2023 at 6:30 PM at 25003 Pitkin Road, Suite D600, Spring, TX 77386. Your individual taxes may increase at a greater or lesser rate, or even decrease, depending on the tax rate that is adopted and on the change in the taxable value of your property in relation to the change in taxable value of all other property. The change in the taxable value of your property in relation to the change in the taxable value of all other property determines the distribution of the tax burden among all property owners.

The change in the taxable value of your property in relation to the change in the taxable value of all other property determines the distribution of the tax burden among all property owners.
